“A charming countryside retreat near Ponte de Lima, this hotel blends rustic elegance with natural beauty. The minimalist, Wabi-Sabi-inspired decor creates a serene and timeless atmosphere. Guests can enjoy a restaurant, vineyard walks, and peaceful outdoor spaces. Perfect for a slower pace of life.”

Hotel review

This 70-hectare property deep in the Portuguese countryside is hedged by olive and cypress woods, and retains elements of its agricultural past: trapezoidal granaries, large stone water tanks, and a chapel where field workers could pray after a day in the vineyards. The vines are still there, and the property – known as Quinta da Codeçosa – produces enough grapes for 1,000 barrels of wine every year.

The rooms are simple and basic, with comfortable rattan furnishings. Three are suites with extended living spaces, but their positioning – either looking over or walking-out onto a central, grassy courtyard, will have you outside rather than in. The entire property is open to guests, who are welcome to stroll by the river, walk through the vineyards, or peruse the garden. There are also bikes for rent, an outdoor heated swimming pool, and a putting green (clubs can be rented). Spa treatments and picnics can be organized to take place anywhere on the property and out-buildings can be rented out as event spaces (it is popular with local weddings).

The on-site kitchen offers a daytime snack menu, but closes before the supper hour.Luckily there are several traditional restaurants within a short distance drive. Breakfast is taken al fresco, weather permitting.

Should you not want to leave but have to, there is a unique way to remember your stay: everything on-site - the furniture, the bedding, the kitchenware, and decoration - are all for sale.

Map & Location

See what they say

Why do people love staying in your hotel? Because we are a place surrounded by nature that offers moments of calm and relaxation where guests can disconnect from the stresses of everyday life. Furthermore, the fact that we only have seven rooms means that we are closer to our guests, making their stay as if they were at home. Through our slow living concept, we want our guests to feel at ease and relax. Without too much formality, but with a lot of attention and care.

What is there to do in the area? Our guests enjoy the swimming pool at 30° (between May and October), bathe in the river Neiva and take walks along the bank, walk among the vineyards, get lost among the Quinta's 70 hectares, rest a lot, read a good book, play traditional games, go with a basket to pick vegetables in our vegetable garden, pick chestnuts, play a little game of golf on our putting green, cycle around the Quinta, and unwind with a relaxing massage in the middle of the century-old olive trees. We also have picnics for two, which can be held in our orange grove overlooking the vineyards.

What kind of breakfast do you offer? Buffet Continental

Do you offer other meals? And can you recommend good places to eat out locally? Terra Rosa has a light meal service from 12:30 p.m. to 6:30 p.m., where guests can have a snack at this late time, as the team is at Terra Rosa until 8:00. If guests would like local recommendations, we'd be happy to help and we'll give them a list of our best suggestions when they check in.

Which are your most popular room types, and why? They are all unique and have distinctive decorative elements. I usually prefer the ones with balconies, as I can enjoy the warm evenings overlooking the gardens and listening to the water falling into our stone tank.

What facilities do you have for children and can you fit extra beds in your rooms ? Children are always welcome at Terra Rosa. We can provide a sofa bed for two children up to the age of 17 in our three suites, an extra bed for a child up to the age of 17 in our Pombal Room and a crib for a child up to the age of 3 in all seven rooms. Depending on the age, there is an extra charge. We have a play area where they can enjoy themselves, as well as bicycles for the older ones and our outdoor swimming pool, heated between May and October, which delights kids and adults.

What message would you like to give The Hotel Guru readers? We look forward to welcoming you soon to our home, which will also be yours so that you can create simple and happy memories. Here, you'll have time to reflect, listen, stroll among our vineyards, read a book by the Neiva River, listen to music, have a serene lunch, or simply live and breathe in the quiet and pure air of the Quinta.
A time, without time, to do everything or nothing. A place to (re)find yourself...
