Downstairs is 21212 itself, a restaurant that won its star within a year of opening in 2009. The menu is contemporary French and ever-changing – Kitching doesn't rest of his laurels. Upstairs are four bedrooms and two lounges where breakfast is served. Bedrooms are cosy without being chintzy, with carpeted floors. They're not huge, but very well designed, so they feel spacious and the wardrobes are suitably capacious. Third floor rooms have enormous bathrooms with oval tubs that look big enough to swim in and walk-in showers with space for at least two. The two fourth floor rooms are a tad smaller, with wet room showers but no tubs. Perks include fluffy robes, Noble Isle toiletries, iPod dock and DVD player. Bottled water is free, and on the bedside table you'll also find a welcoming mini-carafe of sloe gin. Rooms at the rear look out onto a leafy, sloping garden, while those in front have views stretching to the Firth. When you can bear to tear yourself away, the sights, shops and nightlife of central Edinburgh are within a 10 to 20-minute walk.
